For The Seller
As a seller, you are responsible for vacating your home and having it in "broom-swept" condition at the time of the walk-through. Generally, the walk-through for your buyer will take place about an hour before closing.
The purpose of the walk-through is to provide the buyer a final opportunity to view their new home. The home should be in an acceptable "broom-swept" condition free of all belongings, debris and occupants.

For The Buyer
As the buyer, you have the right to expect your new home to be in "broom-swept" condition prior to purchasing. "Broom-swept" means clean, free of all belongings, debris and occupants and with the acceptance of normal wear and tear to the home.
If the home is not in acceptable condition your concerns should be brought to closing. Prior to the signing of documents the closing attorney and the two parties will have to come to a reasonable agreement and resolution.
