"To Do" Checklist
Congratulations on the impending sale of your property! In order to prepare for the sale we are providing you with a list of things you’ll need to bring to closing. Items in red must be presented at closing!
- Deed (Either your attorney or the closing attorney can draw this up for you)
- Smoke Certificate – The local fire department must certify proper location and working order of all smoke detectors
- Taxes – Paid receipt for closing if your taxes ARE NOT included in your mortgage
- Public Water/Public Sewer – The final paid bill or final reading must be brought to closing
- Title V Certificate – (only if you have private sewer)
- License or picture ID
- Keys – clearly marked and labeled
- Utilities – Paid receipts are not necessary at closing for general utilities (Gas, Phone, Electric, Cable, etc). Have them forward your bill to your new address.
If oil, fill the tank and bring a “final fill” receipt for a full tank to closing. Unless otherwise stipulated, the buyer will write a check for this amount to you at closing.
For Municipal Electric (Hudson, Norwood, Shrewsbury) the final paid bill MUST be presented at closing.
- Power of Attorney (if applicable)
- Private Curbside Trash Pick-Up – Paid Receipt (if applicable)
- P&S with original signatures
If you have not already done so you should call for moving arrangements immediately. Your home should be free of belongings and in “swept clean” condition on the day of closing or on the agreed day of the pre-closing walk-through.
You should plan to make all of your utility calls about one week prior to closing. Have them turn off the service at your present home and turn on the service at your new home on the day of closing. A few utility numbers are listed below. We have also provided you with a link (attached) to your towns “Town Phone Numbers” list.

- GAS: See attached list.
- OIL: Typically the Seller will fill the tank prior to closing. The Buyer can write a personal check at closing to the Seller to cover this cost. Tanks are usually 275 gallons and the bill is calculated at the current per-gallon rate. After you purchase your home you should have the boiler or furnace serviced by an oil dealer. An oil-fueled heating system should be serviced annually. Dealerships typically offer “special rates” that include this annual service and cleaning. Call around for the best deal and service!
- PHONE: See attached list.
- MAIL: You may pick up a “Change of Address” form from any local post office. The completed form should be submitted at least one week prior to closing in order to insure that your mail will be forwarded without loss of service.
- CABLE: See attached list or check the local directory.
- WATER & SEWER (if public): Have your name removed from the service on the closing date.
