Seller Expenses

 

Seller expenses stem from an impending closing or sale of a property.  These expenses include:

Mortgage Payoff

This is usually deducted from proceeds

Commission

As agreed and usually deducted from proceeds

Excise Tax or Deed Stamps

The amount is determined by multiplying $4.56 per $1,000 of the total selling price.

This is usually deducted from proceeds.

Deed Preparation

The new deed is usually drawn up by an attorney

Smoke and Carbon Monoxide Detector Certificates

Certified by the local fire department by appointment

Water/Sewer Payoff

For public sewer

Title V Certificate

For private sewer

Title Search

(Usually paid by the buyer but . . . paid by the seller in some counties)

Performed by the closing attorney

Taxes

If they are not included in your mortgage

6-D Certificate

For condo owners: certifies complete condo fee pay-off

Utilities

These include final pay-offs for:

              Electric, Gas, Oil, Propane, Phone, Cable, Trash Pick-Up, Landscaping Service, Snow Removal, etc.
