Green Building Design

Renaissance Lofts was desgined with the environment in mind. In working toward an Energy Star rating, we have selected high quality and energy efficient products. To start, each unit has both a gas as well as an electric meter. Units on the first floor are equipped with radiant heat, powered by an extremely efficient Polaris gas water heater. The upper floors use this same water heater targeting the air that circulates through spiral ductwork. Further, the upper levels have central air-conditioning with 14 seer rated condensers for each unit.

All of the appliances come with an Energy Star rating. Electronic thermostats provide easy control for maximum efficiency and cost savings. Finish materials were chosen for their decreased initrusiveness on the environment as well as for their healthy qualities on the interior environment. Polished concrete floors are offered in most units, while others have bamboo floors. The bamboo flooring, free of all formaldehyde, is a rapid renewable gress providing a beautiful, yet durable surface.

The loft windows, courtesy of Windsor Windows, are composed of wooden frames and sash, finished with an aluminum cladding on the exterior. To ensure a high energy efficiency rating, thermopane glazing with low e-coating had been selected. For your convenience, the windows also tilt in for easy cleaning.

A thick layer of rigid insulation marks the Carlisle rubber roof. The common roof deck is made of rubber pavers specifically designed for green roof applications. Planters and decking provide a cooling oasis for an otherwise overheated space in the summer months.

Much care was taken in the design of the building to provide light and air circulation to each unit; the Lofts thus boast a natural cooling and ventilation system. Outdoor common area, with energy efficient lighting, eliminate a need for heating and air-conditioning systems; condo fees are thereby significantly reduced.

When choosing materials, their impact on both the environment as well as on the micro-environment of each living space were kept in mind. Wherever possible, materials taken from demolition in one section of the building were reused in other sections. For instance, timbers taken from the courtyard section as well as decking were reused to frame the new staircase. All efforts were made to sort and recycle any demolition debris and trash from construction. Salavage pieces from the original building are available to buyers who might find creative use for them.
