In the Commonwealth of Massachusetts the seller is responsible for The Deed. A closing cannot take place without a Deed. The Deed is a document that is drawn up by a real estate attorney and describes both the property and the transfer of ownership from the seller to the buyer. After closing, the Deed is one of the documents that gets recorded at the Registry.
