The Penthouse Level
Living at the top has its advantages. The penthouse level has extra high ceilings, all over thirteen feet. One unit with a gabled roof offers the opportunity for a second level within. Most units have the option of adding a staircase to the roof for a private roof deck or perhaps another room with a spectacular view of the countryside. Several units on this level come with skylights, also a possible addition for the rest. Easy access to the common roof deck as well as the courtyard. Each unit comes with an extremely energy efficient heating system: hydronic forced hot air by gas through spiral ductwork. Central air conditioning is also provided. Floors on this level are polished concrete.
Lincoln Street Level
Units on the Lincoln Streel level have high ceilings, all over eleven feet. Some are mulit-level, with their main floor on this level and more space on the floor below, and one unit has space on all levels of the building. Each unit comes with an extremely energy efficient heating system: hydronic forced hot air by gas through spiral ductwork.Central air conditioning is also provided. Most floors on this level are polished concrete, while some are bamboo. There is easy access to and a view of the courtyard.
Winthrop Street Level
Units on the Winthrop Street level have nine-foot ceilings, with walk-out access to the Winthrop Street side of the building. Each unit comes with radiant heat in the polished concrete floors - great for warm toes in the winter when stepping out of the shower. The Winthrop Street level is the courtyard level, and has easy access to it and the landscaped backyard space.
Industrial chic or bare essentials, the building offers a range of options and finishes. Each unit is unique in size, shape, layout and features. Great care was taken in the design of the floorplans to offer the residents the most versitle, useful space possible, with light, air and easy access to all common amenities. Those amenities include: our three-story, brick courtyard; landscaped back yard space; work and storage areas; and a wonderful landscaped roof deck. The lofts provide everything you could ask for in your live/work space. The rugged structure can handle heavey loads and messy tasks, but could also be set up to be glossy, clean and pristine. The personalities and uses that the residents bring to the building will fill out the palette and create a rich, diverse community.
Building Features
Among the most striking features the building has to offer are the high ceilings, large windows a sence of history and timelessness. The brick walls were sandblasted to remove over a century of paint, revealing beautiful old brick that was then sealed. The exposed brick provides a rich warm character for the interior spaces. Most of the structure was left exposed throughout the building. Large old beams and thick tounge and groove decking are exposed as the ceilings of the lofts. The upper floors have spiral ductwork which has been hung from the decking above. Exposed steel columns and beams give a sense of the strength and size of the structure.
Details, Details, Details...
The center of the building was removed to bring light and air into the structure. Three stories of floors, walls and ceilings were taken away to create an internal courtyard - a secret space one would never expect from the outside of the building. There are walkways at both ends of the courtyard and a bridge along an original brick wall down the middle, with a staircase between floors. There are brick pavers on the bottom level with radiant icemelt system for winter convenience. The newly built exterior walls that ring the center courtyard are covered with cedar tounge and groove siding. Stained wood siding offers another layer of warmth and interest to this shared space. Planters and window boxes draped with ivy give the courtyard and inviting feel. Walkways are ringed with iron railings handcrafted by the same welder that created the beautiful gate in the archway that was the main entrance for the former mill.
The roof deck, with planters and ample seating, is a sunny oasis with views in all directions, including down into the three-story courtyard. The remainder of the roof offers penthouse-level owners an opportunity for their own private roof decks above their units, or perhaps a future expansion for glassed-in rooms above.
The entire building is wired for both cable and FIOS.
Creative opportunities abound. All of the units offer large open living space - space that can be defined for specific needs or left wide open for visual impact. The possibilities are limited only by your imagination.
